A little attractive masseria has come up for sale in the beautiful valley of Canale di Pirro, Fasano
The masseria is ready to move in but you my want to make some upgrading and improvements.
Accommodation comprises 4 bedrooms, 2 bathrooms, lounge, living room, kitchen with fire place. The wing of the main building comprises a former wines cellar, garage and storage; suitable to covert for additional accommodation or make 4-5 units as a guesthouse/B & B. There is a separate one cone trullo, could be made as one self-contained unit. The land is mainly open fields gently sloping. Easy access to the SP 1 road which takes you to Alberobello in 15 minutes or down to the sandy beaches of the Adriatic Sea. Fasano, reached in 5 minutes, is a nice town and has all you need for shopping, stores, restaurants.
The nearest grocery store and restaurants are within one km, making this masseria very well located.
The setting is south east with marvellous beautiful views over the surrounding countryside and the famous Canale di Pirro valley with its vineyards. The property has large terraces as sun decks and for al fresco dining.

THE FORMATION OF THE CANALE DI PIRRO VALLEY
The valley is a large karst depression, more precisely a Polje, connected with a fracture system and between the municipalities of Putignano, Castellana Grotte, Monopoli, Alberobello and Fasano.
The slopes bordering the Channel Pyrrhic are different: the northern part called Selva di Fasano, is quite steep and straight line; the southern one, affected by the path of the aqueduct, is more sinuous and modelled more gently. The difference in height between the bottom of the channel and the plateaus above is between 75 and 100 meters. The entire Channel Pirro is on the contour line of 375 meters.

HISTORICAL FACTS
In two old parchments dated from the 11th century, the channel Pirro is called “Channel of the Pile”, probably due to the presence of numerous tanks in the area, called just “cells” and used for the collection and storage of rainwater that flowed from the hillsides. Usually the tanks consist of circular mouths with stones. Today’s name has changed from the past language’s original name.

FASANO
Fasano is an attractive hillside historical city of 40 000 inhabitants. It has sea views towards the Adriatic sea. Excellent public transportation by train to Bari or Brindisi. By car it is 40 minutes to Brindisi and 55 minutes to Bari, the two international airports. The nearest beaches are located in Savelletri and can be easily reached in 15 minutes.

LOCATION
By car it’s 5 minutes to the small centre of Selva di Fasano for groceries, café and restaurants.
The main town Fasano, with 40 000 inhabitants, has an excellent supply for all shopping needs and here you find pharmacies, banks, cafe’s, bars and there are half a dozen of butchers, fishmongers and more than 15 small fruit & vegetable shops, including mini markets in many corners.
The distance to the nearest beaches is about 15-20 minutes downhill to Savelletri, a small charming fishing village. Here is nice to take a pre-dinner stroll along the shore, having a drink at a seaside terraced bar and dine at one of several restaurants serving fresh seafood, fish and
vegetables.
The property has the advantage of being centrally located between areas of interest such as the mile long caves of Castellana; the archaeological excavations of the Roman Egnatia by the Adriatic coast line; the Trullo houses of Alberobello- an UNESCO World heritage site: the beautiful white town of Ostuni, located on top of a hill with fantastic sea views; the medieval town of Oria; the wealthy baroque town of Martina Franca; the petite and charming Cisternino, the Zoo Safari Park of Fasano (lots of fun for children and adults alike); the caves of Polignano a Mare, well known also for its tasty ice-cream; Grottaglie famous for its ceramics and old stone carvings; the famous baroque city of Lecce which is called the Florence of the south.
GETTING THERE
By air there is a choice of two international airports, served by Ryanair, Easyjet , BA and others, both easily reached within the hour; Bari in the north and Brindisi in the south. Both cities have ferry traffic to Greece, Albania and Croatia so it’s possible to make weekend trips across the Adriatic Sea.
MORE TO SEE IN APULIA
Bari being the Commercial capital city with 250 000 inhabitants’ offers the best shopping, a grand opera house, called the Petruzzelli teatro; a large medical city centre with many museums. Just north of Bari lies a little town called Giovinazzo a true gem, right by the sea. Further north is Molfetta Outlet, a famous shopping galleria and 20 minutes further is Traini, a sophisticated town with a beautiful half moon bay & marina. Continue north to Castel del Monte, which is the mystical castle built by Frederic II in the 14th Century.
Within a 2,5 hour drive to the north lies Gargano, the peninsula called the spur of the Italian boot. Gargano forms a large nature and wild life Reserve and offers hiking and scenic trips around the peninsula. From here there are daily boat trips to the small Tremiti islands.

 

LIFESTYLE AND CULTURE
The Italian lifestyle means many things but especially socializing; the home is used for sleeping and breakfasts, the Italians go out for enjoyments and dining. Based in Canale di Pirro there are so much you can experience, like early morning markets in the small towns. music festivals, religious carnivals, the beach life, historical tours in the main towns, cooking classes, learning a bit Italian at language schools, dining at the many country and sea side restaurants, night clubbing at the beach clubs of Capitolo.

SPORTS
As Apulia is a peninsula and surrounded by the two seas- the Adriatic in the north and the Ionic in the south – water sports dominate in the area; sailing, yachting, water skiing, kitesurfing swimming & beach life. Golf is available with five good courses and San Domenico is world class (PGA 2014 Challenge Final). Tennis (there is one tennis club just 5 minutes away from the villa in Selva di Fasano) horseback riding, hiking and bicycle tours are other options for the active minded. Squash clubs are located in Bari, Bitonto and other places.
THE WEATHER
Being south, Apulia has warmer weather than Northern Italy and even in the “winter months” of December to February the average number of sun hours per day is 4 and in June-August 10-11 sun hours per day! This means you can enjoy a long season of nice weather in Apulia. When you plan to buy a holiday home in Apulia think of that you will spend a lot more time outside than in the inside compared to at home. Therefore you will need plenty of terrace space, pergolas etc at your Apulian property and also cooking facilities outside is very practical.

The water temperature in beginning of May is in average 19 degrees, up to 27 degrees in August/September and 19 degrees in November. This means you & family will spend time at the beach. Where ever you are in Apulia you can reach the beaches within 30 minutes!
